If that does not work and they were the cause of you losing money you can always sue them another method is to file a formal grievance with the state Bar in your state and the state where they operate.

It is going to be looked at as you signed a contract, decided to do repairs on your own and then made a determination of what you felt those repairs are worth and adjusted your rent on your own with no approval from the owner of the property.Many areas have a place where you can pay all of your rent and then file a grievance etc, which would be the way to go.

In a perfect world this would work out but you know the minute the tenant has a grievance/gripe and wants you to buy something or repair something that’s unreasonable In cost there is going to be strain and resentment.

Ask her if everything is okay .Hear her out listen even if it’s irrational even if she’s a lunatic .don’t say much keep repeating” I understand your point” “I see what you mean  “ let her air out her grievance and see if some compromise can be made with her .

Im a stickler for the rules though for a few reasons....BP gives me a very public presence....Ive served on my boards grievance/ethics committee...and my broker is the chairman of the state real estate commission.
