Her contract says nothing about set up fees or early termination; I gave a generous offer to keep $400 as a design fee, but she sent me (2) $30 deadbolts and said the Technology Fee was non-refundable.There's other, better STR management companies out there.

It’s a good gesture assuming it is part of what gets regularly checked and restocked if needed. 

There aren't too many areas other than HCOLs that support current rates in terms of debt service, so I would run the numbers with a generous ~15% cushion. 

Our mentor has helped us find deals up to this point but they won’t be so generous for ever!!

@Vivian Yip  We just use a very generous utility cap. 

If you have it in emails etc. you could have a position - but as another poster mentioned, giving up $100 a month in rent to only paint two rooms is very very generous so I can see how they thought there would be more rooms involved.

We offered a generous $3k to help with rent and moving costs, since they apparently only subleased the single back room for $900/month ($2,X00/month for whole house).

They are generous on the values so sometime my actual cash out of pocket is less than 15%, for example, I pay 102K for a house that appraises for 108K, the extra 6K they count towards my down payment so I get a mortgage for 91,800 because that's 85% of 108K and I write a check for about 10K.

So let’s be generous and say you’re getting a 9% return on your investment.
