Are you looking to tract project progress compared to your estimates?

Anyone thinking of investing in Lane Kawaoka  syndication. needs to be aware of his current tract record.He has lost control of  one of his Texas assets and apparently all of the passive investors capital.There may be more.

If they all sold for 850K and ones that are on an inner tract selling for 930K.. then you will have to change your ARV to that number..

This particular tract of land is a fairly rectangular 7 acres (400'x700', more than needed) and is owned by someone who stopped using it prob 10 years ago.

If location isn't a big factor (does not seem to be based on original post) I would highly recommend looking into building a barndonium or shouse in an an area where you can get a tract of land fairly inexpensive and has little zoning regs and requirements.

All of these interest groups will want a say in the matter if the federal government starts giving large tracts to developers.

In Columbus, C Class properties are typically the 1% Rule and can cashflow more but it's highly recommended to not try and self manage them - use a property manager that is well versed in getting those units filled or kept on tract, post notice if necessary to prep for an eviction.
