People are so guillible and desperate and these charlatans take advantage of this.keep in mind selling real estate education has been going on for decades.. its just now as people have gotten more flush with cash or credit they can get talked into 30 to 60k programs.. its selling the dream .. its Amway for real estate. all of these companies are backed by seminar companies primarily out of Utah.. its  a HUGE money business the largest has over 400 employees and they run seminars for Real estate folks like the flipping vegas  Graziozie and motivational types like as well any of those events are all run by a company the TV personality cant do this on their own.

Harsher outputs forcing stronger inputs and cuts in Q1/Q2.I could see a total of .5bps hit by EOY 2024, then a flush of a bad Q4 data/earnings come out and Jan we're forced to move .5-.75bps getting us to sub 4 and another cutin March forcing us under 3.5/3.75 and mortgage rates hovering 1.5-1.75 over.

To summarize the position I'm taking in this thread (and the impression I have gotten from Tyler's series of posts and also from your original post and response to mine), though the first purchase acquired from Morris Invest may have been imperfect, those experiences are areas for improvement rather than reasons to flush future opportunities down the drain.

If the wood perimeter is higher than the concrete floor (which I think it is per your explanation) you could always try to sand down the wood that is on the perimeter to try and get it flush with the concrete.
