Even if PS had 100% accuracy, it wouldn't matter.It is about whether or not these people are motivated and I promise you 99.9% of these people PS will feed you are NOT motivated.So you should be thankful you only have a 20% success rate getting contact info, because if they gave you 100% contact info you would go bankrupt MUCH faster sending all these people mailers.Nothing can target motivated sellers, NOTHING can.

You actually have to have a job much of the time just to feed the negative beast…. at least that is the case a lot of the time during the first number of years. 

The price you pay for being part of the Disney World spoon-feed of guests is that the barrier to entry for profitable STRs (ones that leverage close to or max LTV) is very, very high.  

Other software also has bank feed integration, automated income tracking, receipt scanner, accountant-approved reporting, etc.Of course, it totally depends on what features you prioritize! 

There was a great feed the other day with about 35 awful pieces of advice which mostly noted: "quit claim deed the property"...

In order to get there it would be good if you could keep feeding cashflow proceeds back into acquisitions, on top of your continued W2.Speaking from experience, you can manage probably 30-50 units yourself nights and weekends before you really need to hire someone.
