If it's in an area with high appreciation I would try to extract the equity via a HELOC or cash out first.

I want the next value add to be an ADU addition, but the appraisals are undervaluing the ADUs so refinance to extract capital seems unlikely.

Oil rights, timber rights and the such, the entire point of them is it's NOT intrusive upon the land owners current operation, it takes nothing away from them, it's COMPLIMENTARY, it's in place of them getting the resources out there to do whatever action of extraction it is, and they retain 100% of the land.

Welcome to the BP Community and most folks I know that are in your same situation with properties in 1 or more LLCs end up refinancing those properties into DSCR loans (instead of HELOCs) to extract the cash they need for their next acquisitions.

If you purchase a rent ready RE investment this could be 0%, but at the opposite extreme a good brrrr can produce the now elusive infinite return (I have achieved this on most of my RE investments but believe it is very challenging in the current market to bp not be cash negative after the refi to extract the added value.I expect to make an offer this week.
