Separately, the benefits and disadvantages of renting to Section 8 is a topic of extended debate on this forum.

If I were investing in eastern WA, or where my extended family lives in Pennsylvania, those 100k houses in good condition are a real thing there.  

If your current lender is open to restructuring, you could negotiate better terms (lower rate or extended term).

Try to charge them and suffer the consequences.

Buy a $15 blender at Walmart, and they'll try to sell you an extended warranty.

@Ryan Kelly mentions what is known as extended dwelling coverage.  

The city required the road to be extended a few feet, along with water and sewer.

The owner does not want to extend the debt for 30 years.

They're not stuck as in "there are no other options", they're stuck as in "there are cheaper, crappier options but we'd have to pack up our entire lives and deal with the other expenses/headaches that come with moving so I guess we might as well just suffer with the increase".
