I don't think 2025 will be a lot different then 2024 unless the economy changes.

I am pretty handy and have done plenty of restoration work myself and not afraid to put in some elbow grease. looking into real estate to get the wealth ball rolling but feel a little uneasy given the current state of the economy. what would you do in my shoes?!

Adding 13 units has economy is scale.  

There isn't much of an economy there.

I tend to overanalyze things, often leading to inaction, mainly because I have a somewhat pessimistic outlook on the economy and I'm trying to avoid getting overexposed. 

Ohio markets like Columbus and Cincinnati have diversified economies, while Nashville has explosive growth and appreciation.

Home values are much more affordable and the local economy is trending upward.

STRs work best in tourist-heavy areas with high demand, while LTRs perform well in markets with stable economies and diverse job opportunities.

We can't find the next opportunity, have little economy of scale, so I'm forced to keep our reserves high.
