The closer to a top, the lower people's guards are and the looser they are with their money as blind greed takes over during the stage of euphoria.

There's often a rush of adrenaline and euphoria at the start of a business venture, a rush that quickly flames out.

I, on the other hand, have a 60x36 tiled shower with a custom niche, a Kohler Archer base (K-9397), Kohler Levity shower door (K-706165), and a Grohe Euphoria shower system(26128002)  in my permanent residence. 

I think the opportunity isn't as much about falling prices as it is about less euphoria and less "enthusiastic" competitors in the landscape.

Owner gets newness euphoria of opening a location and sales rush in but if the operator doesn't execute at a high level for customer service, fair pricing, and consistent great food time after time then the customers won't be returning on a regular basis if at all.

With rentals, as in most aspects of life, you've got to take the long view & see past the euphoria of clearing a higher cash flow right now.

The term "euphoria" comes to mind when everyone starts getting into real estate.
