There are various other items that may come up such as: Proper firewall suppression, adequate entrances/exits for fire safety, stair safety, size of kitchen appliances, etc... for my specific example. 

We also made serious changes to the exterior entrances and decks.

We're awaiting culvert inspection so they can finish the site grading, driveway, entrance way and landscaping. 

Biggest thing here is they wants a house big enough for 2 separate living areas and house cannot have more than just a few steps to entrance and hopefully rear entry/etc.

The worst thing here is people who he recently took money from - yes some people are still being conned out of their money - lost it all to the court.I can see him working on 4 houses at the moment, and each ia having work performed out of sequence with 3 of the 4 still having no front entrance door installed, but they have still finished the internal walls and laid the flooring.  

There are 3 bedrooms upstairs, and 1 bedroom/bathroom in the basement, there is also a separate basement entrance. 

Are there separate entrances and exits?

Does the basement have a separate entrance and egress windows?

. - Then the next filter is physical property attributes with regard to its placement in the market, entrances, and exits, visibility etc

Lesson learned: stick to cosmetic fixes unless you’re ready for the stress of a full reno.If house hacking isn’t working in your area, maybe look into single-family homes with ADUs or just an extra bedroom with an exterior entrance.
