There was also some minor damage: handful of nail holes in every room, their cat scratched up some of the trim, a bunch of dings/gouges around the doorways and in the bedrooms, marker stains on the bedroom wall.More significant damages: The tenant put glow stars up in the kids bedroom.

We'd already filed rent court papers, which the tenant grabbed his copy off the table, marched over to us in the doorway, waving the papers around with one hand, pointing at it with the other hand, saying, "This is fraud!

Oh yeah, back to house 2 real quick, i added a 2nd bathroom and since all the rooms had door ways meaning it wasnt an open concept floor plan, i was able to add a 5th bedroom. i than started renting out every bedroom in that house while mainting one as my own.

I would never put these in a flip because of the price point I am at here, but these are great for rental properties at reasonable price points.Make sure it can fit - if it's one piece, you need a large entry way and doorways to get it in.

You could buy a wyze camera from Amazon for $26 bucks, stick it to the exterior wall assuming you have electricity and wifi, and then you get a 13 second clip anytime there's motion at the doorway.

A current tenant has damaged the rental property beyond the normal wear & tear. (3 by 6-foot hole in dry wall; Garage access door complete broken off with damage door frame, the main entrance door way frame is broken and need to be replace, damage to the rear entrance door frame as well).
