Under the terms of my lease it states that if I evict them they are still liable to pay the rent for the remainder of the term.Lessee shall continue paying rent and all other charges for the Premises to the end of the term of this lease,whether or not the Premises becomes vacant by reason of abandonment, breach of the lease by Lessee,wrongful termination by Lessee or if the Lessee has been evicted for breach of this lease, to the extent saidobligation for rent has not been mitigated, abated or discharged, in whole or in part, by any law orordinance.My question to you landlords who have previously been through a fix or quite is "What would you do and why?"

@David Butler I appreciate the respectful disagreement, and I can see where your point of view is coming from.However, as you mentionedher “included statements about having the money to purchase 2 years later and never could have had that if she had to pay off the debt”, there’s no way when she filed for bankruptcy she could have possibly known how much or how little of her debt would be discharged (they don’t always allow all of it to be discharged) and that she would be able to start saving so quickly.

this is in our lease regarding prohibited conduct, aka violation of the lease, "criminal conduct, regardless of whether or where arrest or conviction occurs, including but not limited to: manufacturing, delivering, or possessing a controlled substance or drug paraphernalia; engaging in or threatening violence; possessing a weapon prohibited by law; discharging a firearm in the apartment community; or, except when allowed by law, displaying or possessing a gun, knife, or other weapon in the common area, or in a way that may alarm others"I'm no lawyer but the person who wrote this lease is a lawyer, "regardless of whether or where arrest or conviction occurs" leads me to believe that suspicion of illegal activity is enough.

The area I am targeting is a vacation destination that is rather seasonally resilient (working theory backed by decent to moderate research so far).If I can get past the zoning hurdle specific to mainly "wastewater" - referring to the collection of the toilet, shower, and sinks discharge - I want to purchase 10+ acres that allow me to scale to something quite significant in time.

Boils down to whether open houses would give enough exposure to the market to discharge one's duty to one's principal, the seller.I don't know how that would work with commercial real estate.Anyway, getting rid of the abomination of a "dual agency" is a good thing.
