I bought two SFR is Desert Hot Springs (years ago). 

If you look at what they have avaliiable on the website its mainly desert lots.

That went away during covid when you could be in a coma stranded on a deserted island and done nothing to an asset and it appreciated.

I keep thinking about tools that can help me reduce risk by catching errors or red flags in seller disclosures and inspection docs, but that's likely because I've had a bad experiences with both.A simple and obvious example is a seller checking "No" for pests section, such as Scorpions and Snakes in Arizona when the property is in the desert, so obviously, there will be snakes and scorpions.

I mean since banks wont make these loans under these same terms.. you would have a financing desert..

So if your big into water sports, living in the desert could have all the profit in the world but it's going to be miserable hell and odd's are after some months the profits wont matter.

The big play for tax sale in CA is bare land in the high deserts and in the areas that have a lot of old recreational communities were lots never got built on.

(Calling any real estate lawyers to comment.)Assuming one could live with the litigation risk, I would propose three options for buyer prospects to tour listings: 1) A buyer’s agent from another brokerage could schedule a tour OpenDoor-style, but with no compensation offered from the listing agent or seller 2) If the buyer has no agent from another brokerage, a buyer’s agent from mine could accompany the prospect and open the door for a fee ($25-50) 3) if a prospect insists on touring alone, for scheduling reasons or any other, the prospect would have to show proof of funds/lender pre-approval and pass a background check (this last part could pose challenges) You're passionate about the idea, I can see, and I'm not saying none of that could or would work, but in my honest opinion you're looking for a nugget of gold in a sea of desert here.
