Around 2 million I like Advance Auto parts, Auto Zone, Davita, Fresnuis, Aspen Dental, Heartland Dental, national emergency clinics,etc.Starting out cap rate in 6's but over time blended cap might eventually pass the 7 cap mark.

Additionally, you have to consider healthcare, vision, dental, etc... 

I come from a background of buying dental offices, and if you don't have 3 years income to compare you cant' really tell how things are going for that particular office.

My wife and I are currently starting out real estate journey. 1.5 years ago we bought a dental practice, and last year we purchased our dental office building priced at around $2M with $500k in equity.

Maybe you love it, maybe it's like dental work, who knows. 

It should be discouraged that they flush wipes or feminine hygiene products.

The drawback I have is that it is difficult to pounce on properties that are still selling relatively quickly with the commitments I have  to my patients in my dental practice.  

If you got of law school, medical school, dental school, or grad school, you could still qualify.
