I second the proposal to get @Brian Burke's book The Hands-Off Investor.

You will want to interview at least a couple of realtors and determine what resources they have available for you in several arenas (lenders, contractors, more). 

Between now and the time you retire, there will be a couple of severe recessions and likely serious inflation. 

LOOK at what ADVANTAGEOUS, what competitive edges do you have, how can those be best used to engage in the opportunities at hand.
