Although I’ve been a landlord many years, I bought my first flip. the contractor has the key to my house and works on his own. 

Probably a silly question, but I feel like duplexes or more are a little more complicated when it comes to insurance, which is something I never thought about PRE buying the house!!!

The best advice I have for someone doing their first flip is to start small and build up to larger renovation budgets (even an experienced contractor).

I have heard 1) That the buyer can just be added as additionally insured on my insurance. 2) That I can be added on as additionally insured on their insurance3) That I need to hold my own insurance and the buyer needs to have their own as well. 

If you cant get a contractor to go with you, there are guides to estimate rehab costs until you can get some solid numbers from a contractor.

I am looking to connect with new contractors working in any of the trades involved in typical SFH renovations. 

I currently have 4 properties and my contractors are spread a little thin.
