I was new to the SFR investment world, and it was important to me to work with company with good reputation that can act quickly.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

All title companies work with alot of investors.

If that is the case then I would say yeah work with an agent who has a solid reputation either here or from a friend referral.

@Steve Babiak, unless he registered with Pennsylvania as a contractor, he would not show up on there, the company as the OP stated is from NJ where he would be registered. he should be registered in PA if he is doing work there, so i agree, he should have shown up on those sites, i am a contractor in NJ but do not do work in PA, not even my own properties, so i do not show up on those sites.

Please let me know of any reputable wholesalers, reputable as in agrees on realistic ARVs and comps.

New realtors, new realty companies, new PMs aren't going to have those established relationships and *no* PMs give up the names of their people to anyone else because getting good people is difficult. 

For those that own property management companies can you give me any insight on what starting one up would look like and your honest opinions of the property management business these days.
