- Design language (this has differentiated my home in Massachusetts though tastes differ and not all markets are as high earning as Mass)- Do you typically work with the same contractors, electricians, etc or have a network?

They just need to include that language as part of the process.

Yes, we agree this is a PM issue / topic to handle.So we've left it for them to do so.They've already showed the tenant, from the contract language, why they are being asked to pay for this.Thanks again,

I'm a little biased but I think having an accountant that specializes in real estate and speak your language can always be helpful.

Not sure what the process is like there but compared to NY, it is a faster process.We just toured an occupied 4-family in NY today with a client and the eviction process for those tenants commenced not long ago (within the last couple of weeks).

I would check to make sure you have that language in the lease.
