It might be simply forfeiting the deposit assuming no damage to the unit or a flat fee payment in addition to the deposit.

You may be forfeiting damage to the old fixture, but maybe saving from them doing more work.

If they still don't comply, the security deposit is forfeited and the rental goes back on the market.

Does that mean I forfeit any right to make any deductions for damage and must return the whole deposit?

@Colleen F. we lost in court using "deposit forfeit" language. 

I personally wouldn't accept it as a Landlord without mitigating the risk by charging a hefty non-refundable fee that is forfeited in case of cancellation.

@Liam Dalbow Take the $1,000 you made in forfeited deposit money from the buyer, call a couple of real estate lawyers in your area.

I just want to make sure that I am able to fully validate all of the financials and not on the hook/forfeit my deposit if the numbers do not match what's being advertised. 

(I never gave EMD as the listing agent didn't demand it)A wholesaler that I know did a JV with me and brought in an end buyer, (I have a fully-executed assignment agreement stating non-refundable EMD due, etc)However the end buyer didn't deposit and wanted to walk away, this is after the inspection period ended.Title agent says the end buyer is the one on the hook for the EMD, but if he's not responding to them and doesn't forfeit the EMD, does it somehow fall back on me?

If a legal claim takes place, it is highly likely both the property owner and property manager will be named co-defendants.
