The insurance is higher along the coastal areas because of potential hurricanes but not bad the further north you go.  

Quintessential coastal PNW with beaches that are among the top rated anywhere. 

Personally, I think this company is probaby about to go out of business - they have lots of inventory, and it's not exactly prudent to be investing in FL in the coastal areas now anyway.  

I have done a few LTR deals over the past years in Coastal NC.

I have been a Realtor since the early 80's and investing since the late 90's.

Last year we helped eight buyers acquire exceptional coastal STR's in; Brookings, Gold Beach, Bandon, Manzanita, Arch Cape and Yachats, with two in 2025 under contract in Seaside and Rockaway Beach.

Prospecting data and filtering - not all lis-pendens means "distressed property"; working manually takes time, but it teaches you what a possible-good lead is you should focus on s and what is just a "maybe" or not worth wasting your time on. 

I have found deals in Moscow, McCall, Sand Point and Coeur d'Alene all in the last 45 days. 

Our duplex was in the ~25% still on the sand (did not get red tagged).
