Now, take this with a grain of salt because I consider net-0 to be "meahh" and if the value an agent brings covers there entire fee's, well there is value in fact they did everything, you saved your time, that's valuable, and you completely removed risk as they ate that.

@Stepan Fedetskiy section 8 can be good option if you have a good PM who maintains the property in good shape all the time as per the needed standards. best part is govt pays a portion of the rents so you dont have to chase tenants, downside the upkeep of the unit will eat up appx 20%. so its little tricky..sounds good on paper but when you go through one you will get an idea. i had 4-5 section 8's , 3 of them had no issues, but 1 of them had lot of issues and ate up all the profits.

Again in CA folks coming in from Vietnam war would go out into the mountains of the state and federal forests and basically kill anything that moved and ate them..was a real issue about wiped out the black bear population and in Wa. my brother in law worked for the road department and would find dogs that had been eaten it happens..
