How long did the renovation take, and how much do you estimate you would have made if you had chosen the wholesale route instead?

Most investors don't and it is bothersome.This is a people business, so take care of the people who take care of you.

If you care just about positive cash flow (and you don't care about population growth, macroeconomics, or appreciation), definitely go with Cleveland.

@Brody Trott you'll want to run the numbers on as many duplexes in your chosen market as possible.

i think you can be successful if you are willing to do what you alluded to, which is spend time in person in your chosen market. 

However, it's a deal in a different state and during the Facetime showing, I could tell the tenants were gross and makes me think they don't care about taking care of the place or their living conditions.

It would allow Airbnb to screw both hosts and guests (assuming airbnb is the ota chosen).  

Who cares where the rent is coming from?
