It is hard to stay calm and always be hospitable when dealing with guests in so many different situations.

With the market currently calm and a significant amount of inventory available, now could be a good time to buy.

So, even though I was freaking out a little, I mean I was 100k in at this point (50k fee to join and 50k loan) I did my best to keep calm despite feeling pretty nervous.

Simply be a calm stand off landlord who is expecting his tenants to honor the lease - Not you accommodate their personal situation.

:D  Yeah, nothing is absolute and you honestly need a couple crazies so you can respond calmly to show you are not the one who lost it.

I don't really believe in waterfalls and all these complex metrics to do a deal.

Remain calm and professional through the process.
