(Or at least that's when I first noticed it here in So Cal.) Has

Southern Cal has been one of the best Buy n Hold REI in the US for return on almost any duration (5 years, 10 years, 20 years, 30 years).  

So Cal has historically appreciated well but recently had a 6 year very good appreciation cycle that seems to have slowed starting about 1.5 years ago.

Every purchase I have made in So Cal has returned better than 10% annual.

That said, it is very possible to wholesale or flip these higher end properties, I do it all day long as my area here in So Cal has High price points.In an attempt to get something from this lead, may I recommend you get in touch with one of your agents on your team that deals with investors and properties in need of repairs, hook that agent up with the seller and ask the agent to give you a discount on your next listing with them (they can’t pay an unlicensed person a referral fee).

Example: a new $100k loan will sell for $106kScratch and dent, re-performing, and privately originated loans (mom and pop) sell at discounts.I make a living by fixing the problems of non-performing notes.

Typically the best cash flow locales have minimal appreciation and similarly So Cal has poor cash flow compared to many locales. 

In the short-term, the prices are unpredictable and have fallen even in coastal coastal So Cal.In the long term, coastal So Cal has appreciated for over 60 years. 

For a long minute so cal has been slowly drying away.
