What is the best way to show cash in hand in order to buy it when you don't have the cash and need to borrow the funds?

Buy and Hold investing is a great avenue to begin with as most people live their lives off of residual income. 

I use Foremost for my mobile home investing business with the properties I buy and hold.

Is that because you are going to be putting down 25% or you think you are buying at a 25% discount. 

Why not use your IRA to just buy the property? 

I would compare it to you or the Seller buying down the rate permanently.
