In our lovely state of WA once the removal is approved, it could take another week or two until the sheriff gets to the property and posts the legalese paperwork on the door(they are busy), basically telling the bum that he will be tossed on XX date.

I would  do a cashiers check to the Trustee ( all them basically were in Seattle ) I would hire courier to hand deliver ( we knew all the staff personally at these companies so we could call them for a reinstatement figure) So those funds were couriered to Trustee  I recorded the deed and the sale would be cancelled on the steps and foreclosure buyers would be bummed out as they chased these for months only to have them go away and have no clue what happened..

So I pretty much want to find someone who can just evaluate my properties with data and experience and tell me what to do, like a consultant.I did the pitch for the BNB Investor Academy, currently $12k btw, and I was a little bummed because it seems like more of a school, and when I messaged Michael on IG he said it wasn't a school and that I should sit through the pitch.

Second offer which is $12K lower than list price, no rate buy down, and seller won't pay the buyer agent commission.Morgage payment with a conservative LTR payment is break even,  Coc is 6.3% , and I'm super bummed that my agent won't get paid.We could put in cash to pay him, but it would come out of the renov + Furnishings cast slotted for the property.Any creative financing thinking from this group on:How to pay my agent AND not dip into our cash funds for prepping the property?

I think using a deposit model where they can get some those prepaid rate back upon closing is a good way to induce commitment.
