Hello All,We own a piece of commercial land and plan to build a medical/retail building approx 6000 sq ft. for lease.After the land is graded and all utilities in place including the storm water management, what could be the approximate cost to build a vanilla shell (dry wall + hvac included) for a modern medical/retail building like this one.Also who can provide funding for this, land is paid off.

Appraisers can most certainly blow up deals. - Talk with your lender and make sure that things are looking clean for a clear to close- Get the addendum signed by seller prior to making any repairs on the property

With big properties like apartments, usually they'll at least get specific inspections (i.e. roof, pest and dry rot, phase one, etc.)But when a flipper becomes quite experienced they often feel comfortable enough doing the inspection themselves too, which is another factor.
