The mountain house has taken almost 2 years of breaking even and using some of the income on improvements until we have been able to cash flow.

Also interested in networking to learn more about my personal interest in STR's primarily in the Tampa, Bradenton, and Sarasota markets along with other southeast coastal and mountain markets. 

This is all the great things people call out; beaches, mountains, swim in morning and ski at evening.

We own a property in the mountains on 2 1/2 acres that has 3 houses with 9 bedrooms and can sleep 24 people.Our second house is on the beach off of Playa Avellanas.

Winter can still do well but we are not quite close enough for any ski mountains. 

Big 5 BR home with gorgeous views of a lake and mountains beyond. 

These are the top three features I always keep in mind when evaluating a potential property:1️⃣ Location Matters: Properties near attractions, with great walkability, or offering something unique—like a waterfront or mountain view—tend to perform better.

@John Clark  There isnt much left thats toxic , it all went into the atmosphere .  

One in the mountains and the other one in Playa Avellanas.  

For my family investing OOS is a big long term goal (most likely south with mountains), but it's never been the main plan.
