Its getting to the point where the rates almost have to be so astronomical that people simply can't afford them. 

If argue this just do some research on inherited wealth, it does not hold a good track record, failure rate is astronomically high.

If you see very low appreciation in 4 years but rack up astronomical operational costs much of what you accomplished is working yourself in the ground for no apparent reason.  

The returns have been astronomical for awhile but the market has started to shift this last year into different areas and surprisingly Old Town has seen the biggest decline.
