One property I didn’t scope and ate the $20k myself.

We have our Guide Book on the counter in the kitchen.People like to have something to look through, plus other guests leave flyers from places where they ate etc. with notes like, "Great food" etc. written on them.

You just ate a giant meal and are so full you don't want to do anything and surely don't want to have a fight. 

From, "someone ate my food" to "someone takes long showers and uses up all the hot water" and even arguements over parking spots.Who wants to handle all that extra nonsense for "free"?

The reason is, the original farm house + 5 acres in the 60’s was occupied by a group of 5 families that were into some strange kind of “natural living “ they only ate a few kinds of fruits and seeds.

I finally got a professional in to finish the work, but based on schedule slip on my end and the cost of the handiman I ate into the margin I got on the purchase. 

I assume that with the overage from the renovation, it probably ate into any extra contingency fund?

I have seen MANY sellers shoot themselves in the foot trying to get a higher sale price but losing MORE because time more than ate up the additional money they might have gotten.

I've done the single family method and it was too slow for me and just ate up too much time, although I learned a ton.
