Everyone is different though- I heard Louisville KY is a great place to buy rental properties, especially for people starting out.

Even if it is just a 150k SFH in an area like Northern Ky, I think it will be a better start than a reno.

Most of Kentucky especially central KY is doing just fine.

KY is still one of the best places in the country right now, where despite interest rates being what they are.... purchase prices are low enough and revenue high enough to make cash flowing rentals. 

It is similar to Columbus, but I think Northern Ky is more of a hidden gem than anything.

Northern Ky is an area that isn't "hidden" but I think is overshadowed by other cities that have great recent growth with cash flow available and a promising future.

Louis, MODetroit, MIColumbia, SCIndianapolis, INLouisville, KYI know these are a lot of options.. 

Cincinnati/Northern Ky is a great place to be as well.
