Can anyone give me some advice pros/cons on having a single family unit with a pool as a rental unit.

Both muti units and single family intrigue me.   

I think this will be super helpful! 

We have a single HVAC system that heats/cools the entire home.

You could also buy a single family property that you can either fix and flip or house hack.

Most suburban cities have VERY limited lots and most of those are zoned R-1, meaning only a single-unit house can be built.In the City of Detroit, it's cheaper to buy one and rehab than build!
