Go wtih what works - but intelligently.We offer a free month of rent, but to avoid desperate people, we credit 50% towards their 2nd month (to make sure they can afford 1st month rent + SD) and then credit the other 50% the 5th month.

I do pretty much like more SD than SA, but as you asked, the money that I have to invest it aint that much, goes between 30-40K to start and will be definitely for long term, as I said, I´m a beginner in this business in the US, as commons says I´m at the baby steps stage right now.

If nothing else, I am sick of paying the quarterly fee to my SD IRA for an asset that might go to zero. do you think you will get bought out realistically .. is the company sitting on cash to allow them to do this ?

Here's how it works:If their deposit is $1,500, they can either choose to pay the SD in full or elect to take out what is essentially a loan with Rhino Insurance and only pay $25 per month ($20 goes to Rhino and the remaining $5 goes to the PM company) toward their $1,500 SD.
