Hi BiggerPockets Community,I could use some advice on a decision I’m grappling with regarding my rental property located South Charlotte area (Ballantyne area, in NC 28277).

The south side is great opportunity, but growing up in the south side I can tell you That anything south of 31st is gonna be for a long hauler.  

But you do have the room sharing.. in Cupertino were you have a huge Asian population I know folks that will put two computer kids in each room for 4 bed house 8 techies and each paying 1k to 1500 a month.. can just about make it work since the houses are 2 mil. 

South and South East is less expensive, but you're not going to get the appreciation and my impression is it's not as good a tenant base.

In Philadelphia area there are several REIAs including Diversified Investors Group (DIG), Delco Property Investors (DPI), and South Jersey REIA (SJREIAA) just to name a few.

Better potential for current cashflow and you can definitely find discounts to “market top” pricing as you look South from Tampa.
