There are a few uni cities near me, Leeds, Sheffield, Huddersfield etc would I be better getting a house here and turning it into a HMO?

Sheffield, Great Barrington, Lenox and Stockbridge in Massachusetts and Stowe, Morrisville, Manchester Center, Woodstock and White River Junction in Vermont all have $3079 - $4098 monthly average short term revenue (not gross) with 45% - 73% occupancy all depending on which town.

Don't pay $850K for a 4 plex in Carmichael unless it is near American River Drive/Jacob Lane or Sheffield Park.   95864 and 95608 are really greying areas,  there is not a ton of upside there.
