Looking for advice and suggestions for a Roth IRA Custodian I'm looking to roll over a traditional IRA to a Self-directed Roth by the end of the year, and use that for my investing.

Where are your scheduled gross rents and effective rents so far in the last T12 months so we can figure out offense and defensive strategies.These would be the questions we'd go through in planning your steps ahead.

Self managing C class units can be very deceiving.  

A lot of investors who succeed in EC know the tenant base very well and a lot of them self manage.

You have to understand that without specifics you appear defensive rather than credible (what does "pass all of the checks and have proper income" mean?).

Although certain defenses do exist including, insofar as is relevant here, unreasonable hardship, " 'the court's discretion to grant or deny specific performance of a contract for the sale of realty is not unlimited; unless the court finds that granting a decree of specific performance would be a drastic or harsh remedy, or work injustice, the court must direct specific performance' " (id., quoting 91 NY Jur 2d, Real Property Sales and Exchanges § 204).

Because they will get defensive if they feel you are pressuring them.

In my experience, most tenants will disappear when they receive the court summons because they have no defense.
