Hi all, I'm closing on a SFH in Sandy, UT, and I'm exploring making the property available to Section 8 rental.

I have a new-construction SFR property under contract, and the seller disclosed that there had been heavy metal contamination in the soil due to mining activity many years ago.

Flatter tends to be better, but even then you need to make sure the soil is stable to support your structures.

The process is very involved as you'll have to navigate pre-construction activities that involve architectural plans and approval from the city and then the construction activities (Shovel to soil) take anywhere from 5-9 months depending on how much your building. 

Watch a team of roofers come in and they can strip a roof and lay a new one in 10 hours.i had 3 guys dig a 12 x 6x 40 foot deep hole in a mostly sandy yard replace sewer line and refill in a day.

Have you completed a geotechnical study & are the soils good?

*the site currently needs to pass certain soil tests to make sure it is clear to develop, so this is a higher risk area for investment since it is not certain if the tests will come back positive till around the beginning of 2025.
