for example, I don't know the Columbus market since I invest in Pittsburgh, but I doubt that a random duplex in the range you threw out is going to 'cash flow.'

here in Pittsburgh for example, you can buy properties in OK neighborhoods for $50-60K that need $80-100K rehabs.
