Just to clarify-Are you simplifying the amount to $19k for this explanation (But gave him an exact figure)....or did you put $19k on your line item to him but the receipts totaled $18,308 when he added them?

While it is good to protect your assets, it sounds like OP is overthinking it and also making up worst case scenarios in his head.

I am eager to start but can't get around the glaring issue of not having initial capital so I was wondering if there are any methods you guys would use to raise capital if you were in my shoes or is it just time to put my head down and put in long hours? 

For proof of Funds should that be on bank letter head?

I have 35k in the bank currently, so I also could simply be over my head going for a deal this expensive.
