I have on multiple occasions, once with one of my own properties and a few times for clients been able to not only get the money they paid for a property but also gave them extra money in a total loss (protected the equity that has accrued due to inflation in the industry).  

I've been renting a long time and never gave TV or appliances, but on rare occasion have done 13th month FREE. 

We have one and it gets used on occasion.

Im not sure if I do enough to call it active but it's my only gig right now since I retired .No involvement , I go check on the property in Colorado on occasion to check it out the condition.from my decades of doing this you pay income tax to the state you live in..

Ive also knocked on the door on multiple occasions.

I've seen it a few occasions the title company sent the EMD back to the buyer because it sat with them 2 years.

Society likes to gaslight when that happens, I prefer to fight such fire with fire and in occasion wind.

we have done this before on several occasions.

And I’m also starting notice strange behavior (breaking lease agreement) on different occasions.
