What kind of cost per square foot are you seeing in Boise to build multi-family / townhomes?

Imagine building a 4,000-square-foot, three-story duplex with a 1,000-square-foot ADU.

If I give a client tax advice and they go to their real estate agent, who then goes to a forum to confirm what I said....I hope they get a cramp in their in their foot. 

After some research online, I am reading that the cost per square foot on a gut renovation of this nature in Stamford CT is anywhere from $150-$350, which is ultimately not very helpful, because at $150 per sq ft, this is a very appealing project with a total profit of ~$175K (46% ROI) and at $350 per sq ft, it very much isn't, because it would be a net loss of 83K (haha).QUESTIONS:What can I do refine my estimate a bit given that I am not allowed to a formal inspection on the property? 

in a stick frame market and one of the cheapest markets to build we build with margin at $190 or so a square foot. that will go up over time about 5% or 10% a year to keep up with new build price increases. we are buidling a 3 story walk up and source some of the lowest priced crews.
