Safe to say that many punters who invested in low cap rate syndication deals, especially during the peak of the hype, are getting schlonged right now. 

I fell for the hype.

Rental arbitrage was hyped up when money was cheap.

Further, I actually referred another coach in one of my comments, and never hyped my own program. 

I may have an unpopular opinion for Austin Market but i think hype is going down and things are settling down still not to pre pandemic levels, probably wont happen due to influx of people that moved in.My understanding is more people will move out than move in to Austin next few years but that is with in circles i know not necessarily representation of austin market. 

You've had lots of investors, nobody is complaining, you aren't over hyping your past deals but they are easily verifiable and have the proper filings.

Misled by gurus on YouTube hyping how people JUST LIKE THEM with no capital, experience or real estate education, can join his mentorship and make these incredibly profitable deals.  

Not like the hype on Youtube which will eventually get you into trouble.
