Where I build, getting materials at a "Builder" price along with fairly cheap labor costs makes me think that unless the pre-fab manufacturer is down the street, the cost would be substantially higher...Now in "other" locations around the country this modality of construction could be cheaper.

Repositioning the cashflow from one property to another fit our investment plan as we wanted to keep the duplex long term, but two of the properties we pulled from were on the schedule to be 1031'ed and this was a great tax free way to put the money to work.If you have 80k lying around earning 2-5%, you might consider refinancing and using that to buy the loan down (depending on what return that gets you). the math will make it clear if that is a good idea.You can also look at other rental modalities (vacation rentals etc) that lead to higher cashflows although in honesty, that is basically like taking on another job, and with a new baby in the house, I wouldn't go there.#2.

Yes; this is all done in the best of intentions but has caused great imbalance in my own life as you are continuously told through many modalities to follow your passion or to find your WHY (just as long as this is not wealth creation).

I am devising ways to profit from every lead we get via various modalities of sale or profit (ex. realtor for leads that should just be listed, contractor who will give me true bids on any deal we are wholesaling or he will get a lead to do the work for the owner if they'd rather do that..etc) these lead "partnerships" are being created to produce a "finders fee" or a split fee for leads my team can sell off.
