@Jason Guenther Not sure of what is available in your market, but I downsized from a large Victorian mansion to a duplex 5 years ago.

When I started out I had a small mansion on the beach that had a 4/2 main house and a 2/1 casita. 

Vegas SMF is almost always the exact opposite of that. 30+ year old buildings, in less desirable neighborhoods, with flat/flatter roofs and often with shoddy exterior siding. 3) The ideal SMF would be one of those brick mansions they build in the Midwest that look like new for 50+ years, in an area with better weather.  

In the NYC there's something called the "mansion tax" which is applicable to just about most of the MFHs in the good areas.

I grew up with landlords as a kid and also thought they were super rich and living in mansions.

It's got everything from $250K townhomes to $5 million mansions and great rental histories.

I think it is market dependent.Our first STR was a beachfront mansion in foreclosure and the owner was happy to oblige and rented us the house for $5,500.
