Look, @James Wise is arguably the "King" in this segment your speaking of and he's not gonna pump sunshine up your tailpipe saying it's all roses and fairy-farts.     

Cash will be king in about 12- 16 months. 1st the condo market, its already happening.

If your properties are bread and butter, cash-flow kings, with low rates, it probably makes no sense to cash out refinance. 

When I started with BP in 2018, cashflow was king.

@Randall King If you find the property isn't performing well, a 1031 exchange would defer the tax and concentrate that equity into something that has a greater cash flow potential, like what @Corby Goade said.

My current thoughts on it is that co-living is the king investment compared to other investment strategies, but the investor must be using the right tools: co-living property management system, asset management system, and a great team.
