Sub2 and LOs are best for pretty houses with low equity I have found.You are close with your descriptions of seller financing and lease options, but close only counts with horseshoes, hand grenades and stretching carpet.  

There is a washer and dryer.Things like the Smart TV, wifi, outdoor grill, firepit, horse shoe pit, nude female artwork in the bedrooms, etc. are just bonus things above and beyond staying in a motel room.

Luc:While nothing like the craziness in the BC's Lower Delta or southern Ontario's horseshoe, Halifax {proper} has enjoyed a pretty healthy  run of appreciation over the past number of  years ... to the point where we no longer seriously monitor the market as it is over priced from our perspective.

But I go overboard and put in kegorators, horseshoe pits, fire rings, grills, Rokus on an HDTV, etc.

Once while hiking up in Horseshoe Meadows (and in a thunderstorm) I saw a pack of coyotes take down a baby deer while the mother fought them all off.There are a couple places out there that I highly recommend to stay the night, Cerro Gordo ghost town (Belshaw House), and the De La Cour ranch above the Alabamas.
