What tips or advice do you have for someone just starting out?

I once had a guy get behind on his rent. 

As long as he is making his payments according to our contract, he remains legally responsible.

Unsure about STR regulations in Charleston but I would advise you to search "arbitrage" on this forum and read up on the hundreds of pros and cons responses here before diving in to any market using the arbitrage model.

(Keep in mind, as @Dutch Mendenhall stated in his response on this thread 9 days ago, "I want to assure you that your refund has been approved, and steps are being taken to expedite the process.")Tuesday was the third date/deadline for refund issuance that THEY have set that has now come and gone without delivery.

So advice to get the house against him and he will move out on his own is HIGHLY unlikely.
