While that's certainly not ideal, my leverage was low to start with and my loan maturities were ten years so I have staying power to sell into a better market.Looking ahead, anything I'd buy would have to cash flow out of the gate in a higher-rate climate. 

@Tanner King it's a great question, and one that every investor asks right out of the gate.

The key is understanding your comfort level with managing multiple units right out of the gate.. 

Commercial is a different beast and would not go at that out the gate without some experience first. 

other than the constant warnings and warning posts I dont think you can expect BP to be the gate keeper for Guru class's  keep in mind some folks do succeed and the cost of a guru package to them was one of the best things they ever did. 

A couple thoughts on your question:I tell our STR investors in Colorado that their main goal should be to set up the right way right out of the gate.

Around 4:30 am she got a message from our contractors wife/girlfriend he had changed the lock on the gate, and she couldn't get on to the property and she fell and bruised her leg. 

@Julie Gates I see you're listing with a no cancellation, how is that working out for you? 

Small multi are great investments but typically you will not have a home run out of the gate.  

The first one we bought in Jan 2020 and it came of the gates roaring rentals wise in 2020 only to hit the covid wall.
