It's very expensive for Europeans to visit the US. 

He markets himself to no end and I see more stuff from him than anyone else, but he is one giant sales pitch. 

Hey @Joseph Beilke, Costa Rica has been a place for Americans and Europeans to retire for a while.

I have sold a couple of businesses as well, and speaking from experience, you are never more vulnerable to make a mistake than when you are sitting on a giant pile of cash.Also, I agree with @Corey Conklin - I'm a big fan of "overflow cities/towns" in the sun belt.

The strategic location view is1) It is the USA of the middle east2) Very close and safe travel destinations for Europeans and Asians 3) Direct flights to every big city in the world London, Sydney, SF, LA, you name it4) Safe haven for lot of Internationally floating money 5) Good investments in tech, healthcare, infra and education. 

A giant ****ing PONZI that collapsed our economy. 

From around 2018, when the golf course closed, until 2021 local residents essentially used this giant open parcel of grassy land right in the city as open space.

I did a loan assumption that is currently a GIANT pain in the ***.

Oh, and both of those solutions are a giant PITA also, so there's that.  

This would probably allow me to qualify for the FHA loan if this is true since the giant loss is throwing off my DTI.
