@Maynhia Stott  some states that don't have OTC liens will sell them at a surplus sale or Commissioner's Sale.

Mahogany is more of an European or local market. 

I have heard that it is great for European guests but that's not my target market.

As a former planning commissioner the people AGAINST projects are the loudest so you want to make sure you have a good pulse on what your neighbors and the louder people at public hearings stand so you can be prepared ahead of time. 

We only learned this meeting with the towns assistant commissioner of planning who was a co-worker of my wife who worked in city planning for a while.

Much less frequent, but we also weren't allowed to participate while my husband was a housing commissioner, as it would have been a conflict of interest.

Exchange rate is favorable too and the place is also well connected to other European cities.

ect ect TALK to you county commissioner and/or one of the zoning heads about your intents (talk them to lunch, visit their office, give them flowers lol, just anything to get the county on your side)2.
